Objektbeschreibung

Beschreibung
The semi-detached house was individually planned by an architect in 1974 and designed with great attention to detail. Its architectural style was extravagant and unconventional for its time—and it has remained so to this day.
Ceiling heights of up to 4meters, house-wide window fronts, a fully glazed wall surface, and a room-sized skylight dome are just a few of the highlights that create a unique living experience and are sure to impress you.
To ensure optimal natural lighting and airy room heights, the architect designed the house with staggered living levels.
You enter this exceptional home through a double-leaf entrance door, which allows you toview through a floor-to-ceiling glass element into the open staircase and up to a small gallery on the upper floor.
Let us begin on the ground floor:
A wide staircase, tiled in warm terracotta, leads you to this level. The airy hallway offers space for a small seating area and wardrobes for your coats. A built-in closet provides additional storage. A double glass door leads into the more than 61 sqm large living and dining area. The room depth of approximately 10.80 meters offers ample design flexibility and sufficient space for larger gatherings. Lime-washed wooden floorboards, an open wall shelving unit in a matching tone, and a coordinated coffered ceiling with recessed spotlights create a warm and inviting atmosphere.
This sense of comfort is further enhanced by the custom-designed Tuscan-style tiled fireplace stove, which, with its small seating bench, staggered levels, and rounded forms, draws immediate attention. A side staircase, discreetly separated from the living area, leads to the upper floor into the so-called sunroom—more on that later.
The stove functions as a three-dimensional heating system, similar to underfloor heating, though without a direct firing option.
Two large sliding doors lead to the sun terrace and into the beautifully mature garden, ideal for relaxation—a large pond could be reactivated. A second terrace is located on the west side and is accessible both from the living room and the kitchen. The fitted kitchen remains in the house. Adjacent to the kitchen, you will find a utility room with a water connection.
This level also features the first of a total of three bathrooms. The interior bathroom is fully equipped with a shower, WC, bidet, and urinal. An additional room on this floor may be used as a study. Another highlight is the single garage, which is directly accessible from the house. A second garage, with an additional parking space in front and a second garage door facing the garden, provides further convenience.
On the upper floor, you will find spacious corridors with built-in wardrobes, two identical street-facing bedrooms with a connecting door—each with its own access to a balcony—and a third bedroom facing the garden, also with balcony access. This balcony can also be reached from the so-called sunroom. This room features a fully glazed wall surface with heights ranging from approximately 2.24 to 3.55 meters, including sliding elements and balcony access, as well as a house-wide window band up to a height of approximately 3.55 meters, allowing sunlight to stream in throughout the day.
A second, narrow window band provides a view into the living room below and reaches a ceiling height of approximately 4.00 meters in this area. The concept of “air and light” has been consistently implemented throughout the design—this becomes immediately apparent in the staircase and gallery. Here, a walkway accessible from three sides with an integrated staircase has been installed, allowing for wall decorations and providing access to an additional room with its own bathroom. This room is also very well lit by a ribbon window and a circular window.
The highlight, however, is the bathroom with a room-sized skylight dome, which can be opened electrically.
